How do I know my rollers are worn out?
The classic signs are a door that needs two hands or a shoulder to move, grinding or scraping noises, a door that bounces or jumps as it travels, and visible aluminum shavings in the track. If the door has dropped and now scrapes the track, the roller wheels have usually collapsed entirely.
Can't I just lubricate the track instead?
Lubricant helps a healthy door, but it can't fix a collapsed bearing. Spraying a worn roller usually buys a week or two of easier sliding while the wheel keeps chewing into the track — which turns a simple roller job into a track repair as well. If the door is already heavy, it's parts, not lube.
How long does roller replacement take?
Most single doors are done in about an hour on site. We lift the panel out, replace the rollers, clean and inspect the track, re-hang the door, and adjust it so it glides and locks correctly. Multi-panel and heavy hurricane-glass doors take a little longer.
Do you carry rollers for older doors?
Yes. Treasure Coast homes have decades of different door brands, and we stock the common roller patterns on the truck — including heavy-duty stainless steel replacements that outlast the originals in our salt-air climate.
What is the difference between tandem and single rollers?
A tandem assembly carries two wheels in one housing, so each wheel takes roughly half the corner load and the panel rides level across a slightly worn rail. A single roller puts the whole corner load on one bearing. Heavier and newer panels almost always run tandems, while older and lighter residential doors often run singles. You can tell by looking through the adjustment plug in the bottom of the stile: a tandem is a long body with a wheel at each end and the height screw between them, a single is a short body with one wheel centered underneath.
Can rollers be replaced without taking the door out of the track?
No, and anyone who says otherwise is doing something else. The roller assemblies sit inside the bottom of the panel and bear on the rail, so the panel has to come up and out of the opening to get at them. That is also the only chance you get to clean and inspect the parts of the track the panel normally covers. Taking the panel out and rehanging it correctly is most of the skill in the job, particularly on heavy impact glass, which is exactly why we bring a second set of hands to large panels.
My track has a groove worn into it. Do I need a whole new door?
Almost never. A groove means a seized wheel has been skidding along the rail instead of rolling, and it tells us the roller failure went on a long time. Light scoring can usually be dressed during the service so the new wheels have a clean crown to run on. Deeper damage needs the rail addressed properly, which is more than a roller job but still a fraction of replacing the opening. What matters is that you hear which one you have before the quote, not after the panel is out.
Are nylon rollers better than steel in Florida?
Not on their own. Nylon will not corrode, which sounds like the answer near salt water, but nylon flat-spots under sustained load and gets brittle after years of heat and UV. More to the point, a nylon tire usually still runs on a steel bearing, and it is the bearing that salt kills. What actually survives coastal air is a sealed bearing in a stainless assembly: the seal keeps the salt film out of the race, and the stainless resists what gets past. That is the specification we fit on doors close to the water.
Who pays for roller replacement on a condo balcony door?
Your declaration decides it, not the manager's memory. Most Florida declarations treat a slider serving one unit as a limited common element, then split responsibility so the operating hardware sits with the unit owner while the frame and exterior sit with the association. Appearance rules usually govern anything visible from outside. Read the maintenance and repair article of your documents before you call anyone, and get the answer in writing. If your manager needs the scope described before signing off, say so when you book and we will set it out plainly.
How much does sliding glass door roller replacement cost?
Repairs start at $275, and that figure includes parts, labor and a one to three year warranty on both. Where a particular door lands above that depends on how many panels actually move, how heavy the glass is, whether the roller pattern is a common one we carry on the truck, whether the rail needs work as well as the rollers, and how accessible the opening is. We give you the diagnosis and the number before any work starts, so nothing about the price arrives as a surprise once the panel is out.
Can you service a seasonal home's doors before we fly back down?
Yes, and it is a sensible way to do it. Doors that stand unused through a Florida summer corrode fastest, because nothing wipes the salt film off the bearings for five humid months. We work with property managers and keyholders regularly, so the owner does not need to be in the state for the visit. If someone checks your property, ask them to slide every door fully open and closed once a month as well. Two minutes per door prevents most of the arrival-night calls we take in October and November.
Will new rollers fix a door that will not lock?
Often, yes. Worn rollers let the panel sag, and a sagging panel carries its latch below the keeper it is supposed to catch, which is why the lock first needs a jiggle, then a lift and hold, then stops catching at all. Restore the ride height with sound rollers and set the adjustment screws, and the original latch usually clicks home the way it did when it was new. Where the latch genuinely is worn too, we replace it with the panel already sitting correctly underneath it, so the new hardware is not inheriting an alignment problem.
